New NIE procedure won’t affect property sales

From January 3 2012, new rules have been introduced by the Spanish government regarding the procedure by which foreign home buyers obtain their ID numbers, opp.org.uk has reported.

A power of attorney used to be acceptable until December 2011, but now every purchaser needs to attend in person, either in Spain or at their local Embassy.

An NIE number is a tax identification number that all individuals must possess prior to purchasing or selling a property, obtaining a mortgage, starting up a business or working in Spain. The number must be obtained by the time deeds are signed at the notary and purchasers are recommended to apply around one month before signing if attending a Spanish police station in person or two months if applying via a consulate or embassy overseas.
